Housing Information and Insights

The Most Widely Recognized Residential Real Estate Research and Analytics

Fiserv provides lenders and servicers with a wide range of housing information: property data, collateral valuation and industry-leading home price trends and forecasts. Virtually every function in the mortgage process uses Fiserv housing analytics in some way, including marketing, origination, appraisal and loan review, risk management, portfolio management, loan retention and loss mitigation.

Whether you're determining the value for a home equity loan, modeling aggregate collateral value or risk for an entire portfolio, or simply researching property-specific information, Fiserv has the solution for you.

  • Fiserv Housing Indexes - REdex Library
    • Fiserv Case-Shiller Indexes

This solution measures the change in home prices in a particular geographical market over time, covering more than 4,000 zip codes in more than 300 countries and 100 metro areas. The Indexes are widely  recognized as the most trustworthy and authoritative

measure of past and future home price trends, and they are used by over half of the leading mortgage banks, investment banks and hedge funds. Monitor portfolio risk, set capital reserves, perform collateral due diligence, and drive borrower retention and market opportunity programs using the Case-Shiller Indexes.

Fiserv also produces the S&P Case-Shiller Indexes, under an exclusive trading license relationship with Standard and Poor's.

    • Fiserv Case-Shiller Home Price Forecasts

This econometric home price forecasting model, which is based on the Fiserv Case-Shiller historical home price indexes produced in collaboration with Moody's Analytics. The model identifies long-term influences on prices, and it forecasts changes in value of the residential housing stock for metro, county and zip code areas. The forecasts are updated monthly.

  • CASA Automated Valuation Model

This fully automated valuation model provides fast, accurate valuations of residential properties across the U.S. CASA® leverages a very large, meticulously filtered database of property records and multiple, market-specific analytics to derive its home price estimates. CASA uses several key inputs that an appraiser does, but delivers an objective and reliable home value much faster so you can make a quicker loan decision. CASA is validated by most leading home equity mortgage lenders and has been widely used for over 15 years. Read more about AVMs and the new federal guidelines.

  • Portfolio Valuation Services (PVS)

Fiserv offers servicers and investors quick and cost-effective measures of portfolio collateral value using Fiserv Case-Shiller Indexes, CASA or multiple AVM solutions.

Fiserv augments its primary Index and AVM products with a number of ancillary services, market information, and delivery capabilities.

  • ValuServ

The ValuServ portal delivers automated or web-based property information and valuation reports. The ValuServ web-based tool lets clients with lower volume, and ad hoc needs order, retrieve, view, print and

archive CASA reports quickly and easily on the Internet. If you have higher-volume needs, you can order and update electronic information directly into your loan origination, servicing or asset management system, with the option of retrieving a report image.

  • ValuServ AVM Cascade

When one AVM isn't enough, configure a multiple AVM selection based on user critieria. Or, employ a cascade when you'd like to include a Property Condition Report. Several leading AVMs - including CASA - are available through the ValuServ portal.

  • Freddie Mac Home Value Explorer

Freddie Mac's proprietary AVM is the most widely used AVM in the market, and the only AVM accepted by Fannie and Freddie to support collateral on qualified mortgage refinances. You can order HVE by itself or as a cascaded option with CASA or other AVMs available through the ValuServ portal.

  • Fiserv Case-Shiller Home Price Forecaster

The Home Price Forecaster report gives originators, servicers and investors a low-cost method of validating the direction of area property values when reviewing appraisals, BPOs or a distressed loan. This report targets the five-year history and two-year forecast of home price trends on a unique property-by-property basis. It presents and graphs property trend data, population, and average real estate values.

  • HomeIQWhen property information is limited, or a loan originator wants a ballpark estimate of a loan applicant's home value before ordering an expensive appraisal, this interactive indexed property value computes a value estimate based on information you provide.

  • Property Condition Report

This unique report is a 24-48-hour exterior property inspection performed by a licensed real estate agent to confirm the property's condition. Many lenders are using the PCR along with an AVM to meet new federal lending guidelines, during natural disasters and for loan workouts.
